Conejo Valley Rental Market Update, October 2026

The Conejo rental market remains strong as demand continues to exceed supply. Marketing times remain in the 10-to-40-day range, depending upon price and property type.

Rents by price

I found 171 active rental listings on the MLS, only 8 of which were for less than $2,500/month. Perhaps more shocking, one-third of all rental listings were priced at $6,000/month or more.

Tenants are renting longer

As the median age of the first-time homebuyer moves closer to 40, today’s tenants are renting longer, spending more and looking for amenities. Landlords who choose to improve their properties are collecting higher rents and enjoying shorter turn times and longer stays.
