Summit Property Management, and Summit Financial Network, Inc., (“Summit,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy describes how we collect, use, disclose, and protect personal information you provide through our website, summitpropertymanagement.net (the “Site”).
This policy applies only to information collected through the Site. It does not apply to the practices of third-party websites or companies we do not own or control, including our third-party property management platform (see “AppFolio and Third-Party Platforms” below).

We collect personal information directly from you and automatically through your use of the Site:
Identifiers: Name, email address, phone number, and mailing address when you submit a contact form, request a showing, or otherwise reach out to us.
Internet or Network Activity: IP address, cookie data, browser type and version, pages visited, time and date of visit, and other diagnostic data collected automatically.
We do not collect rental applications, payment information, financial data, or tenant/owner account information directly through this Site. Those functions are handled through AppFolio (see “AppFolio and Third-Party Platforms”).

Access to personal information is limited to employees and agents with a business need to know, and those individuals are bound by confidentiality obligations.
AppFolio and Third-Party Platforms
Summit uses AppFolio, Inc. to process rental applications, manage tenant and owner accounts, and process payments. When you apply for a property, log in to a tenant or owner portal, or make a payment, you are transacting on AppFolio’s platform, and the information you provide there is governed by AppFolio’s privacy policy, available at https://www.appfolio.com/privacy. We encourage you to review it before submitting information.
Information we receive from AppFolio in the course of managing your tenancy or ownership relationship is used solely for property management purposes.
Sharing and Disclosure of Personal Information
We may disclose personal information to:
Service Providers and Vendors: Companies that perform services on our behalf, such as website hosting, analytics, and property management software (including AppFolio), under contractual confidentiality obligations.
Legal Authorities: When required to comply with subpoenas, court orders, or other legal processes, or to protect the rights, property, or safety of Summit, our clients, or others.
Business Transfers: In connection with a merger, acquisition, or sale of assets, in which case we will provide notice before your information becomes subject to a different privacy policy.
We do not sell your personal information for monetary value.
Mobile Information and SMS Consent
No mobile information, including phone numbers, will be shared with third parties, affiliates, or partners for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties under any circumstances.
We may use your phone number to communicate with you regarding your inquiries, leasing process, tenancy, or services you have requested, including via SMS where you have provided consent. You may opt out of text messages at any time by replying STOP or following the instructions in the message.
Cookies and Tracking Technologies
The Site uses cookies and similar technologies to operate the Site, remember your preferences, and analyze traffic. You can configure your browser to refuse cookies or alert you when cookies are sent; some Site features may not function properly without them.
The Site also includes embedded content from third parties, including an AppFolio-powered rental listings module and Google Maps. Authorized Agents: You may use an authorized agent to submit a request on your behalf. The agent must provide written permission or a valid power of attorney, and we may verify both the agent’s and your identity.
Global Privacy Control (GPC)
We honor Global Privacy Control signals. If your browser or extension transmits a GPC signal, we treat it as a valid request to opt out of any sale or sharing of your personal information, where applicable under law.
